“Every facility and equipment has the life similar to a human, which they need to maintain and keep in a good state of repair their useful life will be extended.”(Johan, 2009, P46) Because facilities and equipments have different functions and utilization rate, they usually have different life expectancies. In this case, such as decoration, furnishing fabrics carpet, fittings and furniture are renewed for a period of 2-4 years, and electronic equipment has a life the period of 4-6 years, (Lawson, 2000, P206) concrete roof is more than 45 years.(Lewis & Payant, 2000, P 363-371) however, because the use of some errors or inadequate protection, some equipments may be broken or damaged, so the Novotel needs to maintain it in time and to take care of protecting same which will give them a long life expectancies. All facilities and equipments, whatever good or poor, the Novotel should regularly inspect, timely maintain and protect that to make them reach life expectancies.
1.2 Past and future maintenance
With the development of hotel management, the accommodation maintenance is already very important part of hotel management, as it can enhances the hotel interior operational efficiency and quality, realizing the effective cost control, completes optimum composition which the personal mixed, therefore greatly enhances the working efficiency of the hotel. “Maintenance is necessary to ensure that standards of performance are kept on an acceptable level of efficiency and satisfaction.” (Lawson, 2000, P206)
In 2003, mechanical ventilation and air-conditioners were renewed in each accommodation unit. And small scale maintenance is done daily to these facilities around the resort. At the same time, the carpet and the furniture were also renewed in each room of the Terraces. Moreover, the chairs and tables are designed in a “tropical-exotic” style with dark painting in the rooms.

From these tables, can be seen clearly that all equipment in the resort room facility is good equipment to be with more than fair equipment and no poor equipment. Fair equipment just needs simply cleaned, equipment with other needing repairs or replacing. Thus, in general, resort rooms equipments are fine. One-bedroom spa suit facility, good equipment rate is roughly half, but there are still some problems in the room. For example, there is a hole in the fly-screen, it needs to be repaired or renewed, if not, some insects will come through the hole. Moreover, beside table, outer door and sofa are a little damaged; air-conditioner cover is a little dirty, although these are not big problems. For convenient to guests, housekeeper should clean the room as well as check the equipment degree of the damage. At last, pool regarding facility, from the diagram, the good equipment rate is declining obviously, and there are many problems in the pool area. Ground and roof are dirty and messy in the pump room, they need to be cleaned and categorized. Spa pool has some leaves in it and safety rules are covered in terms of plants. Especially, If the emergency route is too narrow to escape, and the routine walkways are obstructed with growth. It ought to be cleaned and to extend the space of route. These equipment needs to be maintained very regularly; otherwise, it will lead to security risks.
In the resort, there are no lifts and disabled access in Terraces, there is not convenient for guests and the disabled. And all the rooms’ entrances are not enough to access for wheelchairs. In addition, the chairs in the rooms, each weighing is 10 kg; is a little hard to move by the guests. In one-bedroom spa suites, except for dirty and damaged things, the TV set’s situation is not correct, because its situation is too low, it is uncomfortable for guests watching it for a long time. |
