1.0 Introduction

This report mainly analyses the case study about Novotel Pacific Bay Resort, which is a four star holiday resort that located in Coffs Harbour. Novotel Pacific was set up in 1996, and it belonged to Accor Company until 1st Feb, 2008. Moreover, it aimed at leisure customers. This report focuses on analysis of the facilities of this resort, especially in two rooms—a resort room, a one-bed spa suit room and the pool which are parts of Terraces, with assessing venue condition that including facilities form, facilities life expectancies, past and future maintenance and maintenance strategies. This report combines theories to the Novotel case, laying emphasis on venue condition assessment, pointing out poor facilities and equipments of Novotel.

2.0 Description

Novotel Pacific Bay Resort, the history of it goes back to the mid-eighties when parts of the resort were sold by its previous owners. It stood ready in 1989; however, it was opened for business in 1996 because there was no market for it anymore. It is located in Coffs Harbour, a coastal town on the Mid-North coast of New South Wales, approximately halfway between Brisbane and Sydney on the east coast of Australia. Novotel occupies 40 hectares and includes a restaurant, bar, kids club, billiard room, gym, beauty therapist/ masseur, squash and tennis courts, the heated pools and a 9 holes golf course. It has five main types on offer: Resorts Rooms, One-Bedroom Spa Suites; Two-Bedroom Spa Suites; Maisonettes; and Penthouses. In this report, it focuses on Resort room, One-Bedroom Spa Suits and pool, which are all in the Terraces.

The Terraces has two three storey buildings, and it is built at the southern edge slope ground of the resort, moreover, there are two parking spacaes under the upper terraces and on the midlevel-between the upper and low terraces, there is a pool and outdoor spa. In the terrace buildings, it has mechanical ventilation and stand-alone air-condition, and they also used cooper and coaxial cables for telephone and audiovisuals, if the customers would like to search on the internet, there are the broadband connections of service to them.

The two accommodation units are located in the lower Terraces building. There is a locked storage cupboard containing the hot-water boiler and fuse-board in each room and it also has a carpet and furniture, such as beds, tables and chairs in each room. The pool areas have three levels, it includes two service rooms, the spa pump room and the pool plant room, and there are sun chairs around the main pool deck, the outdoor spa is located in an upper deck. Mostly facilities of two accommodations and pool area are good enough to use, however, there are also many problems and shortcomings.

Moreover, some equipment still has minor damage and not very cleaned, so the fair rate is 42.11%.
