• You are a development company with existing experience of developing projects. You now wish to find an additional site suitable for commercial or mixed development. Find a site which may be suitable. This could be a site already being developed but the requirement here is to examine it anew. Choose a site of sufficient size to justify a detailed appraisal. Provide a report to the Board of the company with a detailed development appraisal of the site value and an assessment of the value of the completed development if sold on. The report should enable the Board to make a decision to purchase the site or not.
• The report should concentrate on the financial appraisal and provide a risk analysis appropriate to the present economic conditions. In the report you should provide additional information about the site that you deem useful. This should include a section reviewing the state of the property market and in particular the way the development might be financed including consideration of the terms and conditions of funding. The report should be in an appropriate format.
