Write a 2000 word essay responding to the following question:
Question
Using academic literature and available statistics, explain the factors that have influenced house prices in Australia over the past 15 years. In the essay:
o Summarise price movements, identifying differences in rates of change in segments of the housing market and across space
o Assess the relative importance of the factors you have identified, ensuring you cover both supply and demand factors.
Consider the extent to which the price changes you report are caused by changes in land prices and building costs.
Assignment 2 will be assessed according to how you have:
• Argued your case based on the evidence/ideas you cite (criteria 3, 4, 5 and 6 on the marking schedule below)
• Expressed your ideas clearly and succinctly and in logical sequence (criteria 1, 2 and 3)
• Critically analysed the relevant literature and found relevant academic literature beyond the recommended texts set by the lecturers. Because this is an upper level unit (i.e. not first year) the expectation is that you should not limit yourself to the set readings but will have the initiative to find your own academic resources to accompany and build on them (criteria 3, 4, and 5)
• Demonstrated your understanding of the subject matter of the unit (criteria 2, 3, 4 and 5)
• Presented your work (criteria 1, 2 and 7)
• Complied with the University of New England Referencing Guide (criteria 6 and 7)
• Complied with the UNE Plagiarism and Academic Misconduct policy (criteria 6 and 7).
